"Well, Mikail, I know your parents and your father saved my life once, so I will be blunt with you," Mr. Anderson said while placing the folder between us.

"While I have indeed listed all our fitting properties within the town center area in this, I don't recommend you buying any of them since their price is quite high due to their location.

Moreover, you would have to pay extra to tear down the previous buildings or facilities since they don't really fit into the plans you've told me about over the phone.

The money you would have to pay for any of these could get you a property in the other folder and invest the rest into building the facilities you want, if not fully, then at least partly.

You can obviously still check the folder, but I truly recommend that you focus on the other three folders instead," he informed me sincerely and I gave him a grateful nod for that.

"Thank you for the warning. I know that you earn more if the price is higher, so I appreciate your willingness to give this kind of advice," I said truthfully since not everyone was willing to go against their personal interests as he did.

"Nonetheless, I would like to take a look at the properties. If they are worth it, then I am willing to pay for them even if it cost a lot of money," I admitted to him and that was truly what I was thinking.

While the Pokemon habitats/sanctuaries were better off being outside the town center, I felt that it would be better if the orphanage was in or at least close to the town center. I believed that it would be safer that way for the children, at least for now.

That might change in the future, for example, if I ever got some really strong Pokemon that I was willing to permanently station in Hope Town to protect the children and properties.

However, until then I felt that being close to the town center was the safer option in case of a tide or Pokemon rampage. Anyway, once I said my piece, Mr. Anderson shrugged and opened the folder.

"Well, if that's what you want, then that's great as well. In that case, let's take a look at the first property. The property is located in the west of the town center and can be considered close to the outer parts. However, that is not a detriment in this case since it is relatively close to a few vital locations.

The town hospital is less than three kilometers to its north, while a police station is only two kilometers to its south. Additionally, there is a PokeCenter roughly two kilometers to its east, so the property's location can be said to be quite lucky.

Not too close to get bothered by the noise such places generally cause, but close enough to be able to get there quickly in case of an emergency," he shared and I was honestly impressed.

It was the ideal location as far as security and personal safety were concerned. In fact, I was confused why anyone would want to sell a place in such a prime location unless there was some big negative attached to it.

"Why would anyone want to sell a property in such an area? I mean I doubt it is because of missing necessities such as grocery stores or proper roads since it is in the town center, outer part or not," I called into question and Mr. Anderson shook his head in denial.

"Nothing like that. There is a, or rather used to be a small electronic appliance store on the property, but it was forced to close down after a bigger one opened not too far away from the place, stealing all its customers.

The owner wants to make up for his loss and earn some money, which is why he is selling the place," he disclosed and I had to nod. That explained a lot, but that also meant that I could expect quite a high price.

"The property has a width of 34 m and a length of 45 m, which totals up to 1530 m². Getting a place this large is practically impossible in the more central areas. At least not without bleeding really excessive amounts of money the closer one gets to the middle of the town center.

Also, I doubt you would keep the current building if you bought the place, right?" he asked and I agreed with him since the building would be useless to me.

Still, a place of that size would mean that I could add a decent playground for the kids along with the building, which was a definite plus in my eyes. Anyway, Mr. Anderson resumes his pitch and I focused on what he had to say.

"Then you'll be interested in this information as well. The building permit of the property allows two underground floors, along with a maximum of 5 upper floors depending on the size of the building, and up to 75% of the property can be used for the building," he shared another bit of information and he was right, that was important to know.

Speaking of important information, I had to know another thing as well.

"Say, how about schools? Are there any schools close by, and if so, what kind?" I asked since that was pretty important considering that there would be kids living there, which meant that they would have to go to school.

Due to that, the schools needed to be close enough for the older kids to go there by themselves and for the caretakers to quickly deliver as well as pick them up.

"Well, in that regard the place is located pretty fortunately as well. There is a primary school only a bit more than 1 km to the northeast, and a secondary school only another 1.5 km from there.

Unfortunately, the tertiary school is a bit further than that, and in the opposite direction as well. It is nearly 4 km to the southeast of the property," he declared and I could not believe how convenient everything seemed to be with the place.

The primary and secondary schools were close enough that a caretaker could walk the younger kids to school in 15 to 20 minutes. The tertiary students could walk to their school on their own, and according to my estimate, they would only need half an hour at most.

Mr. Anderson resumed the introduction after answering my question, and I focused back on him.

"Now let's get to the less pleasant part, the price. You have to pay for both the property and the building on top, whether you tear it down afterward or not, so the price is a good bit higher than just the property would have been," Mr. Anderson did a preamble and I just gave him a look that screamed, "get on with it".

He cleared his throat at that and revealed the price.

"The seller wants 6 million Poke. Only around 1 million out of that amount is for the property, and the rest is due to the building as well as the small parking lot," he declared, and when he said that, I understood why he gave the recommendation at the beginning.

If I wanted to buy the place I would have to pay 5 million Poke for nothing, and I even had to pay money to get rid of the building and parking space I had paid so much money for.

Still, it would be a lie to say I was not interested. Its location was just too convenient, and I could easily afford the price even after adding in the follow-up costs. Building the orphanage was included in this as well.

Nonetheless, I decided to go through the other properties in the folder first before making a decision and told Mr. Anderson as much before I asked him to introduce the next property.

However, once we had gone through the 6 other properties, I could confidently say that none of them were as good for my plans as the first one. Some were cheaper, and some were closer to the town center, but they all lost out to the convenience the first location afforded my plans.

"Alright, I can say that I am definitely interested in the first property. Is there a construction company that you could recommend to me, and do I have to hire someone to tear down the current building, or can I do that myself?" I questioned after admitting my interest in buying the first property.

"Yes, certainly," he replied with a nod. "There are a few companies that I can recommend. I'll give you the business card of the three best ones, and you can choose for yourself which one you want to work with," he offered graciously and I accepted after thanking him.

"As for the demolition of the old building, you have to hire someone to do the job, since there are laws stipulating that any such job has to be handled by professionals in all populated areas above a certain people density.

Luckily the demolition of that building should not be too complex, so any one of the construction companies I recommend could probably handle it," he finished before fishing out three business cards from beneath his office desk.

"That's great," I said after accepting the business cards. "Anyway, let's bookmark the property I want, and move on to the other folders. I need some more properties for my plans," I told him while putting the cards away.

After that, we went through the folder with properties close to the town center, and there were nearly 20 of them. I focused on the ones that were the closest to the first property since I wanted the second property for the orphanage Pokemon, so it made sense for the property to be somewhat close to the orphanage.

There were 3 that were pretty good, but I ended up eliminating one because it had a building which meant I would have to pay for something just to get rid of it. In the end, I chose the larger property among the last two.

The winner was around 5 km west of the first property. It was 250 meters in width and 200 m in length, which meant it was 50.000 m² in total. That was big enough for my plans.

I was planning to divide the property, so that it could accommodate at least 4 species, with the Rattata having 4 sub-variants, so each one of the other potential species would have at least 5000 m², while the Rattata would get the rest.

The price of the second property was higher than the first at 9 million Poke, but this time it was due to its size. I asked Mr. Anderson to bookmark that property as well before we went through the last two folders as well.

This time around I was looking for a good place for my own Pokemon. Unfortunately, none of the properties in either folder really fit the bill. All of them were missing something, so I once again listed my requirements for this property to Mr. Anderson, this time going more into detail, before asking him to keep looking.

I did tell him that I was not in a hurry for this one and he accepted the job. After that little exchange, we went through the formalities for the two properties I bookmarked.

Thankfully, I did not need my parent's signature or consent thanks to my Expert-Class privileges, so I managed to finish the paperwork without having to call them over.

After signing everything, I wired the 15 million Poke over to the account number he gave me, leaving me with only a measly 35 million Poke at the moment. I'd probably get stoned if anyone heard me joking like that, but I definitely had enough money left for my plans, so there was no need for me to go out of my way to earn more.

Once all that was done, I thanked Mr. Anderson for his help before I left the real estate agency. I called all three construction companies and asked them for a quote for the demolition of the building on the first property after giving them the address.

I was planning to choose the one with the best offer for the whole construction project I had in mind. They told me they would give me the quote within 3 days, and after settling that as well, I went home.
