For the owners of the centre the asset they bought to increase wealth has only cost them money and they almost certainly want to cut their losses, this gives them a way to resolve the investment immediately at a probably better than market rate. It also likely frees up some debt to go elsewhere, due to regulations, interest and investor confidence, companies can only take on so much debt. The company likely has a significant amount of potential other investments that they would like to pursue, but would first need to clear some debt off their books. It can be hard to end debt early as most contracts on major company debts don't allow the debtor to just decide to pay back the principle even if you have the money. This means that in the situation the Rockerfeller company is in, it would likely be an extremely beneficial exchange for both sides of the deal. When both sides of a negotiation stand to benefit so significantly the tend to happen quickly and much less painfully.
It's because everyone who writes these stories doesn't understand that giving other people a cut doesn't always mean you're getting ripped off, so the characters compulsively cut everyone else out.
